King's Lynn asks two different questions of a roofer depending on which part of it you are standing in. In the old town around the quayside, King Street and the two market places, a lot of the building stock is listed or within a conservation area, and the first question is what you are permitted to put back. Out at Gaywood, North and South Wootton and the newer development, the question is simply what has failed.
The historic centre
On protected property the covering usually has to be replaced like for like, which means natural slate or clay pantile rather than a modern substitute, and it means the detail matters as much as the material. We will establish the consent position at survey and tell you before anything is ordered. It is a great deal cheaper to know at that point than after delivery.
The estates
Everything built from the 1960s onwards around Lynn is largely concrete interlocking tile, and those roofs are now at the point where the tiles are sound and the underfelt is not. The signs are draughts in the loft, felt visibly torn between the rafters, and debris dropping into the insulation. A re-cover puts breathable membrane and new battens in, and a good proportion of the original tiles usually go back on.
Out towards the coast
PE31 runs out through Dersingham and Snettisham towards the Wash, and exposure climbs the further you go. Fixing specifications that are fine in the middle of town are not adequate out there, so we clip and fix for the exposure the property actually has rather than the county average.

My house is listed. Can you work on it?
Yes, and the first thing we will do is establish what consent the job needs and what covering is acceptable. We would rather lose a week at the start than have the work stopped once it has begun.
Can my existing tiles go back on?
On a re-cover where the tiles are sound, usually a good proportion of them can. We sort as we strip and tell you the salvage rate, which reduces the price.
Do you cover the villages out towards Hunstanton?
Yes, across PE31 and PE34. Exposure is higher out there and we specify the fixings accordingly rather than using a standard detail.
