Full roof replacements with the timbers checked and a fixed written price.
When a roof has reached the end of its life, patching it stops being worth the money. A full replacement gives you a watertight covering, new felt and battens underneath, and another few decades of not having to think about it.
What a new roof from us includes
Strip and disposal
We take the old covering off, clear the site as we go and take everything away. Nothing gets left in your garden over the weekend.
Timbers checked and repaired
Once the roof is open we can see the rafters properly. Any rotten or split timber gets replaced before the new covering goes on, and we show you what we found.
New breathable membrane and battens
Modern breathable felt lets moisture out of the roof space while keeping weather out. Battens are treated and set to the correct gauge for the tile or slate you have chosen.
New covering, ridge and verge
Tiles or slates laid to the manufacturer's spec, with dry ridge and dry verge systems so there is no mortar to crack and drop out in a few years.
Leadwork, flashings and rainwater goods
Chimneys, valleys and abutments are re-leaded as part of the job. We replace guttering at the same time where it makes sense, since the scaffold is already up.
How the job runs
- Survey. We come out, get up on the roof or fly the drone, and look at what is actually there rather than guessing from the ground.
- Written quote. You get a fixed price with the specification set out, so you can compare it properly against anyone else.
- Scaffold and strip. Scaffold goes up first. We only strip what we can make watertight again the same day.
- Recovering. Membrane, battens and covering, working in sections so the house is never left open to the weather.
- Sign off. Scaffold comes down, the site is cleared, and you get your written guarantee.
Materials
We work with concrete and clay tiles, natural and fibre cement slate, and the dry fix systems that go with them. If you are in a conservation area or your house is listed, we will tell you what you are allowed to use before you fall in love with something you cannot have.
Frequently asked questions
How long does a new roof take?
A typical semi or detached house takes between three days and a week and a half, depending on the size, the pitch and the weather. We will give you a realistic window when we quote, and tell you if it slips.
Do I need planning permission for a new roof?
Not for a like for like replacement on most houses. You will need consent if the property is listed, in a conservation area, or if you are changing the roof line or the material to something noticeably different. We will flag it at survey.
Can you re-roof in winter?
Yes. We work through the winter and plan the strip around the forecast, only opening up what we can close again the same day. Sustained rain or high wind will stop us, for your safety and ours.
Will I have to move out?
No. It is noisy and there will be scaffold up, but you can stay in the house throughout. We keep access clear and cover anything in the loft before we start.
