West Norfolk saw a lot of spray foam installed during the years it was being marketed as a loft upgrade, particularly on bungalows and older properties where the loft was easy to reach and the sales pitch was easy to make. A good many of those owners are now finding out what it does to a sale.
The problem it creates
A surveyor cannot assess roof timbers they cannot see, so a foamed roof gets reported as uninspectable. Closed cell foam sprayed straight onto the underside of the covering can also hold moisture against the rafters, which is a real risk and not simply a paperwork issue. Between the two, most lenders will decline or insist the foam comes out first.
Bungalows and older property
The bungalow stock around Lynn and the villages is heavily represented in the work we do. Large shallow roof areas mean a lot of foam by volume, and a low loft means most of the removal is done lying down. It is slow. There is no method that is both quick and leaves the roof in good order, and anyone offering one is not removing it properly.

Is removal worth it if I am not selling?
If it is closed cell foam directly on the timbers, there is a genuine moisture argument for removing it regardless. If you are staying put and it is open cell on a well ventilated roof, the case is weaker. We will give you a straight view.
My loft is very low. Can you still do it?
Yes. Low bungalow lofts are a large part of this work. It takes longer and we will say so in the quote rather than discovering it halfway through.
What will my lender want to see?
Evidence that the foam is gone and that the roof structure underneath is sound. That is what our written report and photographs are for.
